Salterns Marina
Magnificent designs, complementing natural beauty

The brief

To create a forward thinking vision to completely redesign the prestigious Salterns Marina, Poole, whilst protecting the natural habitat of the harbour and surrounding area

The result

A visionary future

In June 2014 we were approached by the trustees of Salterns Marina to prepare a vision for the entire marina site, as it had not received any significant investment since its formation in 1974. The trustees had received many ideas for redevelopment over the years, many of which had been far too ambitious or not dealt with in a tactful manner. The first suggestion that we made was to replace the existing hotel, it became very clear at this early stage that to fund such a development would require substantial enabling funds to be created which could only happen by developing further residential space.

Project value: £100 million

Approved: June 2017

A subsequent application was then made for a new mixed use building on the southern tip of the land which was subsequently agreed and granted planning, the final planning application which became necessary as a result of further financial requirements, was an application to house the hotel in one building and the residential apartments and Marina businesses in the other. This application was granted, providing substantial increases in business and domestic rates to the local borough. This scheme also enhances the future flood proofing of many other dwellings as £8 million is being spent on the sea wall.

"It’s not just the proposed land that we inspect, it’s the surrounding area and community within it. Deep research within our key sources unlock future desired locations and consumer trends which we then latch on to. Creating opportunities that people will love, before they’ve even realised that they need it."
